If you’ve ever ended a beach vacation thinking “why does this have to end?” — Indian River Plantation is the community built for you. This 200-acre resort community on South Hutchinson Island in Stuart sits between the Atlantic Ocean and the Indian River, wrapped around the Hutchinson Island Marriott Beach Resort and its marina. It fits buyers who want turnkey coastal living with amenities they don’t have to maintain: seasonal residents, golfers, boaters, and buyers who want a lock-and-leave second home where the vacation infrastructure is already running. It’s not the place for buyers who want a big private yard or bristle at association living — this is condo and villa country, by design.
What homes here are like
IRP isn’t one community — it’s more than a dozen distinct condo and villa neighborhoods, each with its own association, personality, and price point: oceanfront buildings, riverfront condos with wide Intracoastal views, and golf and tennis villas tucked along the fairways and lakes. Names you’ll see include Bayview, Beachwalk, Inlet Village, Riverwood, Fairway Villas, Ocean House, and Plantation House, among others. Units range from cozy one-bedrooms to spacious three-bedroom, 2,000+ square-foot residences, many with dolphin-and-sailboat water views. Much of the community was built from the late 1970s through the 1980s — solidly, but that vintage matters, and I’ll come back to it.
Living there day to day
This is the part that sells itself: the resort setting includes an 18-hole executive golf course threaded through the island with water on 17 of 18 holes, championship tennis courts, a 77-slip deep-water marina minutes from the St. Lucie Inlet, and 1,700 feet of private beach — plus the Marriott’s restaurant and tiki bar when you don’t feel like cooking. Ocean Club membership adds resort privileges, and a Publix and everyday conveniences sit just off the island at Seabreeze Shoppes. Bathtub Reef Beach and the House of Refuge are down the road, and historic downtown Stuart — one of the best small downtowns in Florida, and I’ll defend that opinion — is about ten minutes away.
What buyers should know before offering
Every association here is its own purchase. More than a dozen associations means more than a dozen budgets, reserve positions, and rulebooks. Two units a five-minute walk apart can differ on pet policies, rental minimums, milestone inspection status, and monthly fees. Florida’s post-Surfside condo laws apply to the older buildings here just as they do across Hutchinson Island — so before you offer, I pull the association’s financials, inspection status, and assessment history. In IRP, you’re not buying a unit; you’re buying a membership in a specific little economy.
Amenities and membership aren’t automatic. What’s included with your unit versus what requires Ocean Club membership varies by neighborhood, and buyers regularly assume more is bundled than actually is. Golf, tennis, and marina access each have their own arrangements. I’ll spell out exactly what your specific unit includes before you sign anything.
Rental rules decide the investment math. Some IRP associations are friendly to seasonal rentals; others have strict minimums. If income potential is part of your plan, the association’s rental policy is the first document to read — not the last. Buy in the wrong building and your “investment condo” is just a condo.
Insurance and fees belong in your monthly math. Barrier island wind and flood realities apply here, largely inside your association fees. A tempting list price with heavy fees can cost more than a pricier unit in a well-run building. I compare total monthly cost, not sticker price.
My take
I’ve sold in IRP for years, and here’s the pattern: the happiest owners are the ones who matched the neighborhood to their life — the golfer in the villas, the boater near the marina, the beach purist oceanfront — instead of just buying the best-priced unit that day.
