Pre-Inventory: The Homes You Won’t Find on the MLS

What is pre-inventory?

Pre-inventory — sometimes called “shadow inventory” — refers to properties that have already been foreclosed on and are now bank-owned (REO), but haven’t been listed for sale yet. They’re sitting on the lender’s books, waiting to come to market.

If a home has been foreclosed and will eventually be sold but isn’t listed anywhere yet, that’s pre-inventory. And if you know how to find it, it’s one of the best opportunities in real estate.

Why don’t banks just sell these homes now?

Two main reasons:

Foreclosure timelines are long. Florida is a judicial foreclosure state, which means every foreclosure goes through the courts. That process takes time, and it creates a natural backlog of properties working their way toward the market.

Banks control the pace on purpose. Lenders don’t want to flood the market with distressed properties all at once — doing that would push values down, including the values of the very homes they’re trying to sell. By releasing properties gradually, they protect their return.

Why pre-inventory matters to buyers and investors

Here’s the part most buyers never hear: bigger banks hand their REO properties to asset managers and listing agents, and by the time those homes hit the MLS, everyone sees them at the same time. That’s when the bidding wars start.

But an agent with real relationships in REO departments — especially with portfolio lenders, smaller banks, and credit unions — can learn about these properties before they’re ever listed. That’s the advantage of working with someone who has spent years in the distressed property world.

No bidding wars. No multiple-offer madness. Just properties that haven’t been submitted to the MLS yet.

Why this matters on the Treasure Coast

Demand for homes in St. Lucie County and across the Treasure Coast continues to outpace supply. When inventory is tight, pre-inventory properties are one of the few ways buyers and investors can get ahead of the competition instead of chasing it.
