WHO STUART FITS

Stuart is the Treasure Coast’s heart — the county seat of Martin County, the Sailfish Capital of the World, and home to one of the best small downtowns in Florida. It fits buyers who want a real town with a real identity: boaters and anglers who organize their lives around the water, downsizers and professionals who want walkable restaurants and the Lyric Theatre instead of a clubhouse calendar, and buyers who’ve looked at Jupiter and Palm Beach prices and asked “what am I actually paying extra for?” Who it doesn’t fit: buyers who want big new-construction communities — Martin County’s slow-growth rules mean Stuart grows carefully, and most of its charm is already built.

WHAT HOMES HERE ARE LIKE

Stuart’s market spans further than any town its size should: historic cottages and mid-century homes in the older neighborhoods near downtown, waterfront and canal-front homes along the North and South Forks of the St. Lucie River, boating communities around Port Salerno’s Manatee Pocket, a deep bench of well-priced condos — often in the $200s and $300s, some of the best coastal condo value left in South Florida — and, at the top end, riverfront estates and the gated luxury of Sailfish Point out where the inlet meets the Atlantic. Median figures for Stuart are almost meaningless because of that spread; a downtown-area cottage and an inlet-front estate are different universes wearing the same city name.

LIVING THERE DAY TO DAY

Downtown Stuart is the show: historic storefronts along the Riverwalk, restaurants on the water, the Lyric Theatre’s year-round calendar, the Sunday green market, and festivals that actually fill the streets. And the sailfish thing isn’t a slogan on a sign — offshore fishing is woven into daily life here, with the fleet running out of the inlet and tournament season a fixture of the winter calendar. Boaters get an embarrassment of options: ocean through the St. Lucie Inlet, riverine cruising up both forks, or west across the state via the Okeechobee Waterway. Cleveland Clinic’s Martin North hospital anchors healthcare, Martin County schools carry their strong reputation, and thanks to the county’s four-story height limit, no one is ever building a tower between you and the water.

WHAT BUYERS SHOULD KNOW BEFORE OFFERING

Flood zone and elevation drive value near the water. Stuart’s charm is its water, and its due diligence is too. Many properties near the river and inlet carry flood insurance requirements, and elevation differences of a few feet change premiums meaningfully. I put flood zone, elevation, and an insurance estimate into the conversation before you write an offer — never after.

Older homes need older-home eyes. Stuart’s historic and mid-century housing stock is the best-looking on the Treasure Coast, and it comes with roofs, wiring, and plumbing that insurers scrutinize hard in Florida. The four-point inspection isn’t a formality here; it can decide whether a home is affordable to insure at all. I know which issues are dealbreakers and which are negotiating points.

The condo bargains require homework. Those attractively priced Stuart condos live under the same post-Surfside inspection and reserve rules as everything else in coastal Florida. Some associations are in excellent shape; some are pricing in a future assessment. The building’s financials are part of the purchase — I pull them every time.

Today’s market rewards realism on both sides. Inventory in Stuart has grown and homes are taking around three months to sell, with buyers negotiating hard and overpriced listings sitting. If you’re buying, you have leverage; if you’re selling, accurate pricing and preparation are the whole game. I’ll tell you which side of that line your number falls on before we list.

I’ve called this area my only market since 2003, and Stuart is the town I send people to when they say they want “old Florida but with good restaurants.” It rewards buyers who move decisively when the right property appears — because Martin County isn’t making more Stuart, ever.
